A neighborhood’s identity can be as important to your home's value as the house itself. In older suburbs, bungalows and tree-lined streets can preserve a certain way of life and a slice of history. Planned road and path networks interspersed with a small plaza and sports park tend to be integral to the feel and lifestyle of newer suburban areas. There is no single definition of a good neighborhood. Young families may value schools and parks, whereas others may crave libraries, community centres and restaurants.

However, there are a few basic features which every good suburb should reflect:

• Low crime rate

• Quality schools

• Strong employment and a

buoyant local economy

• Residential stability

• House-proud owners

• Plentiful, well maintained

amenities

Not all homebuyers end up purchasing a home in their first choice neighborhood.

Some have to compromise. Keep these five factors in mind as you decide: What are your medium and long-term housing needs? Are you planning a family or about to retire? How important is access to public transportation schools and shopping? Do you know people in the neighborhood and does the community suit someone at your stage of life? Your RE/MAX Aboutowne Realty Corp., REALTOR® (that's me) can provide useful information about local communities such as the demographic trends, property values, data on

schools and employment that can build a picture of a neighborhood. Just as important is what sort of neighbor are you? Knowing how you fit into a neighborhood can determine the sort of housing you buy. Get to know the community by talking to local residents and myself Valerie Peebles your RE/MAX Aboutowne realtor. JUST A PHONE CALL OR E-MAIL AWAY!

The search for a new home has a lot of wants and needs to consider.

Apart from your size requirements and with a hotter than usual summer expected features like air conditioning or an attractive garden to enjoy, there is your family’s lifestyle and future needs and of course your budget. But choosing the right location is always a key factor. When looking for a house or apartment most people tend to have a neighborhood in mind based on being close to family and friends, close to transportation or to work.

The most frequent question we get from buyers with families is whether a neighborhood will be a healthy, friendly place for them and their children to live. In both Oakville and Milton we have bike lanes, jogging and walking trails, sidewalks on most streets, adequate street lighting and crosswalks. Schools, parks, playgrounds, recreational facilities, places of worship, stores, libraries, and movie theatres are either walking distance or only a short drive away.

In the past five or so years we have seen a more varied mix of different housing types — big houses, small houses, condominium apartment buildings, retirement centres as the desire to live in Oakville and Milton increases. Both communities are considered prime GTA locations. The next five to ten years will see continued growth with a new Oakville hospital and improved major road infrastructure in both Oakville and Milton already underway. We are also seeing a trend toward livable, attractive, efficient, accessible well-planned housing communities with the emphasis on the ‘Green’ aspect. We live in one of the most livable regions not only in Ontario but Canada according to a recent study by Money Sense magazine. So, if you’re considering a move, ask your RE/MAX REALTOR ® for their input. Let them know what features are important to YOU and what you want in your new neighborhood?

Give me a call, I can assist you with all your real estate needs, whether buying, selling or leasing, let me show around! Direct phone: 905 334 5537

June 25-27, the G20, the mother of all summits, will land in our backyard. The good news is you still have time to leave town. But if you’re one of those unfortunate souls who must come into the city for work, to attend a doctor’s appointment, or just to see what all the hubbub is about, here is a survival guide to help you manoeuvre through all the security zones, protesters, and traffic delays that are expected to paralyze the downtown core next Friday, Saturday and Sunday.

GETTING AROUND, OR NOT

BY CAR – Step away from the car. Hide your keys. Whatever you do, don’t drive. If you can’t resist the urge to get behind the wheel, remember to leave lots of time to get to your destination whether it’s in the city or not.

* The Highways of Delays: Even before you hit downtown, expect significant delays on the major thoroughfares Friday to Sunday (especially the Gardiner and Highway 427) thanks to G20 leaders’ motorcades, and their significant police presence, travelling to and from Pearson airport. More than 80 motorcades are expected over the summit’s three days.

* If you make it downtown, remember the York, Bay and Yonge St. exits on the eastbound Gardiner will be closed Friday and Saturday; the York St. ramp on the westbound Gardiner will be closed Sunday.

* Congrats, you have managed to make it off the highway. Don’t expect the city to be a parker’s paradise. Parking patrol will be on high alert on the streets around the convention centre from Friday to Sunday.

* And if you can avoid it, don’t even think about trying to drive into, near or in the direction of the “traffic zone.” This area, which spans from Spadina to Yonge, and from King to Lake Shore, won’t be fenced off, but traffic will be diverted away from the security area, and motorists will be questioned by police about where they are going and why. So carry ID, put on your patience hat, and smile when the cop asks you for the 10th time why you’re there.

BY FOOT – If you really must go downtown, the best option is to put on your comfiest shoes and walk. There are a few things you may want to avoid, or look out for:

* Stay away from the above-mentioned traffic zone, unless you have a particular fondness for talking to the police.

* Unless you have a reason to go in there, stay clear of the yellow security zone, otherwise known as the pedestrian and traffic controlled zone. If you do reach a checkpoint, you will be required to show ID and give a reason for entering. If you live in the zone, you may already have a registration card. It’s too late to get accreditation now, said a summit spokeswoman, but residents can still access the zone with two pieces of ID.

* Don’t even think about peering through the 3-metre fence protecting the tightly controlled red zone immediately surrounding the Metro Convention Centre, CN Tower, InterContinental hotel and John St. Roundhouse to catch a glimpse of U.S. President Barack Obama. It likely won’t go over well with the hordes of security.

* You will be restricted to walking above ground, as the PATH will be shut Friday to Sunday. So in addition to dodging the crowds in the area, keep your eyes open for marches, protesters and rain clouds.

* Unless you have to be there, steer clear of the protest area near Queen’s Park. While it might be the most exciting part of the summit, it could also be the place where tear gas and sound cannons make their first appearances. Proceed with caution.

* Lastly, if you’re looking for a place to dump your garbage, or doggie doo, watch for the flimsy plastic bags attached to hydro poles. Those “dangerous” garbage bins are long gone. Let’s just hope they come back once the summit is over.

BY TRAIN AND PUBLIC TRANSIT

GO Transit — Make sure you have a snack and water if you are taking the train into the city. GO says it plans to operate regular train and bus service, but it is expecting delays. Also, remember to take a trip to the bathroom before you get on board. Washrooms on some trains will be out of service because of security requirements.

VIA Rail — Ticket sales have been so low because, really, who wants to come to Toronto that weekend? On top of that, travellers will find getting into the city slow going. Trains will start and stop at suburban stations, including Oakville, Oshawa and Brampton rather than Union from Thursday to Sunday. Shuttles will run to Yorkdale and Scarborough Town Centre.

TTC — On summit weekend, for a change, the TTC will really be the better-than-every-other-way. The 504 King St. streetcar will run as usual but the 509 and 510 streetcars will bypass the Queens Quay station at Bay St., which closes from Friday to Sunday. The 6 Bay, 72A Pape, and 320 Yonge buses will also be affected. But it might be worth heeding the advice of GO Transit here too: carry food and water in case your bus, streetcar or train gets delayed.

BY AIR

Pearson airport — The good news first: Pearson airport will be open if you are heading out of town, or expecting relatives. The bad news: Expect delays, random identification checks, significant military and police presence. And if you have the misfortune of taking off or disembarking at the same time a world leader arrives, make sure you have a good book on hand. You could be in for quite a wait.

Island airport — Porter Airlines, which uses the airport, is planning to keep a full flight schedule G20 weekend. The hardest part may be just getting to the airport. Porter will suspend its complimentary bus shuttle from Union Station from Monday to Sunday. And taxis in the area may be hard to come by. Luckily, the airport is a short walk from the streetcar stop at Bathurst and Queens Quay. So pack light.

G20 FASHION

Okay, so you have finally figured out how to make it into downtown. Now what to wear? The Toronto police have a suggestion: dress down, wear your protester-type clothes and leave your suits and pumps at home. The idea is to look, feel, smell just like a protester — whatever that may be. While you’re at it, here’s a list of what else you might want to bring if you’re coming downtown.

* Earplugs, headphones, a gas mask and camera so you can get pictures of the drama unfolding around you. Depending on how things go, this might be the last time a summit of this size ever comes to Toronto.

* Change. Your cellphone’s signal might be jammed by federal authorities at certain points during the summit, so if you need to make a call, you will be searching for a payphone.

* Smile you’re on CCTV. Police have installed closed-circuit cameras on nearly every corner of the core and if you’re walking around, know that you will be watched.

GETTING BY

* Want to see all the bigwigs? Good luck. Trying to get information about where you might run into Obama, Sarkozy or Berlusconi in Toronto is impossible. You might, if a certain World Cup team is playing, opt to hang out in Little Italy or at a British pub to see if you have some high-level company. Other than that, your best bet of seeing a world leader is to stay home and watch them on TV.

* What if you get stopped at the security barrier? Don’t cry or yell. Chances are the police just want to know who you are and where you are going. So, calmly hand over your ID and have your reason ready.

* Stuck downtown and need a place to say? Almost all the hotels in or near the security zone are booked solid with G20 delegates and staff including the Sheraton, Hyatt Regency and the Fairmont Royal York. If for some reason, you decide this is the weekend for your “staycation,” a number of hotels slightly out of the core, like the Delta Chelsea, Metropolitan Hotel and the Drake have a “very limited” number of rooms available. But be prepared to pay dearly for the privilege — some rooms are going for upwards of $500 a night.

* Need a cab? A temporary taxi stand and dropoff area will be set up on the east side of Bay St. and Front St. Otherwise, you will still be able to find cabs outside the security zones, says a dispatcher at Beck Taxi. “We haven’t been told of any restrictions.” The manager at Diamond Taxi, Brian Lattanville, says they are trying to arrange for cars to be in the restricted traffic zone, but so far, he isn’t sure how many will be there. “People won’t be stranded, if we can help it. But we might not be able to.”

* Need to get to a bank? At least three dozen bank branches downtown will be shut during the summit: Royal Bank, TD, Bank of Nova Scotia, Bank of Montreal and CIBC will be closed for business. Bottom line: Do your banking before the weekend, or find a bank outside the downtown.

* Have a doctor’s appointment? Some hospitals like Mount Sinai, the Hospital for Sick Children, Toronto General and Princess Margaret plan to operate normally. Staff and patients have been told to allow extra travel time. Hospitals are advising patients to call in to find out if they can reschedule their appointment.

AWAY FROM IT ALL

We know nothing can replace Blue Jays pitcher Roy Halladay’s return to Toronto, or the view from the CN Tower. But in lieu of all the things that have chickened out and closed up for the weekend, here are a few alternatives:

* Instead of the CN Tower, which will be closed from Friday to Sunday, check out Drop Zone at Canada’s Wonderland in Vaughan. This time you get a view and a 70-metre (230-foot) drop at the same time.

* The AGO will be closed all weekend, so it’s the perfect time to check out the smaller Mississauga Art Gallery. It might not have the AGO’s star power, but there are a few exhibitions slated to start this week.

* A number of shows, including Mamma Mia and Rock of Ages are cancelled G20 weekend, due to low seat sales and fear of delays. But uptown and around town, the shows will still be going on. Toronto Centre for the Arts in North York will have Jersey Boys on and there’s always Stratford.

STILL ON DOWNTOWN

* Second City — The comedy club will have a special show on all week called Second City for Mayor: The G20 Edition. And just to get people out of their suburban shells, the local Business Improvement Area is offering dinner and the show for only $35.

* The ROM — Forget the police and army, and check out the terracotta warriors exhibition opening that weekend. If you are too scared to come within spitting distance of the protester zone at Queen’s Park, not to worry. The warriors are here until January.

* Toronto Jazz Festival — Free shows take place at Nathan Phillips Square starting Thursday. Our advice: take transit to get there and leave the car at home.

* Soccer – Toronto FC take on LA Galaxy at 7:30 p.m. Saturday at the BMO Field. It will take longer to get there due to numerous traffic restrictions. Once again, ditch the car, take transit.
